New Contruction

If you are looking to new construction for your next home, meet with us first to learn what is available and to arrange for tours of developments with immenities that meet your needs. We have knowledge of incentives and quick move in properties that are available in the various communities throughout the area.  We work closely as YOUR advocate with the builder's sales representative.

Buying an Existing Home

  • Save in advance so you are prepared with a down payment and closing costs. This can be the hardest to do. But we know you can do it. Let’s ask the seller to help with your closing costs.
  • Hire an expert to do your own home inspections as well as attend them if possible. Evaluate possible repairs/immediate improvements.
  • Investigate (electrical, sewage, heating, air conditioning, garbage disposal, and water.)
  • Examine potential areas with a 24 hour perspective. Are there any loud disturbances in the middle of the night? Prepare for and protect yourself from potential future concerns.
  • Make sure you are comfortable with your new commute.
  • Carry a tape measurer to be certain that your furniture, electronics and appliances will fit into their new home.
  • Research utilities, schools and public services.
  • Confirm that your budget will match what your new home is going to cost monthly.

Proof of cash funds or preapproval from a mortgage lender is required before submitting an offer.  Offers with less contingencies will have a better chance of acceptance by the sellers.
